Pensacola, Florida · The Ready-to-List Package

Parent’s Home, Handled.

Be there for your parent. We’ll take care of the house they left behind.

For families living out of state: one local team clears, cleans and prepares your parent’s former home for sale, with you in control of every decision.

Start with a walkthrough, not a commitment. Not ready for that? Get a free next-step plan for the house.

Who this is for

Your parent has moved. The house hasn’t.

Your parent has moved, or is about to move, into a smaller place, a retirement community or care housing. Their home is still full. You live hours or states away, and the work keeps landing on you.

  • You can’t keep flying down to sort through a full house.
  • You don’t want to find, schedule and chase five different companies from another state.
  • You’re worried a keepsake or an important paper will be thrown out by mistake.
  • You need the house actually finished, not “mostly done” with a pile still in the garage.

What’s included

Not just a cleanout. The whole job, start to finish.

You shouldn’t have to manage a string of providers from another state. We handle the agreed preparation, keep you informed, and show you the result.

  1. Sorting, with your family

We walk through the home together, in person or on FaceTime, room by room. You decide what stays, ships, goes to storage, is donated or is removed. Anything unclear is set aside for your approval, not guessed at.

  2. Packing what you keep

The belongings you choose to keep are packed and labeled for where they’re going. Photos, personal papers and jewelry are never treated as things to discard.

  3. Donation and haul-away

Everything you don’t keep is donated or hauled away, as you approve it. If some items may be worth selling, we’ll talk through the options with you at the walkthrough.

  4. A deep clean

Once the house is empty, it’s cleaned top to bottom so it’s ready for the next step, whether that’s photos, showings or a realtor’s walkthrough.

  5. Yard and agreed minor repairs

An initial yard cleanup and the small repairs we agree on at the walkthrough. After the main work is handed over, the lawn keeps getting mowed.

  6. Ready to list

The agreed checklist is finished and checked in person, and we coordinate the preparation with the realtor you choose. Ready to list means the prep work is done, not a brokerage service or a promise about a sale.

Shipping and storage, without surprises.

Shipping arrangements and local storage packing and transport can be included when they’re part of your agreed scope. You choose and pay for the storage facility, and carrier shipping charges are separate. Distance, volume and handling limits are confirmed at the walkthrough.

How it works

Four steps. One person to call.

  1. Walkthrough

Call or text. We meet at the home, and you join in person or on FaceTime. We go room by room and note what stays, ships, goes to storage, is donated or is removed.

  2. Plan

You get a written checklist of the agreed work, access details, destinations and limits before anything starts. Nothing leaves the house without your okay.

  3. Work

Our team packs, clears, cleans, handles the agreed repairs and tidies the yard. Kevin is your one contact and sends updates the way you want them: texts, photos, calls or FaceTime.

  4. Handoff

We check every agreed area in person, including closets, the garage and the shed when they’re in scope. Then you see the finished house by photos or a live video walkthrough. Lawn visits continue after handoff.

Already included

The details that let you stay home.

  • Eight-Week Lawn Care

Keep the yard maintained with eight weekly mows, without finding and managing another provider from out of state.

  • Keepsake Packing and Labeling

Have the belongings you’ve chosen to keep packed and clearly labeled for their approved destinations. Carrier shipping charges remain separate.

  • Remote Completion Walkthrough

See the finished house through photos or a live video walkthrough after our team’s in-person checks, without traveling back just to inspect it.

Our commitment

Finished, checked in person, within seven calendar days.

We guarantee that everything on the agreed work checklist gets finished and checked by our team in person.

Main house work is done within seven calendar days. The clock starts after both the completed walkthrough and property access, and it pauses for customer-requested holds or loss of property access. If we miss that deadline for a reason that’s on us, you receive a credit, and we still finish the agreed work.

Weekly mowing continues after the main handoff. The agreed scope, deadlines and credit terms are confirmed in the written agreement before work begins.

One client per week

We take one house preparation client per week. If your preferred week is available, you can reserve that slot. Once it’s booked, that week is full, and we only say one slot available when it actually is.

Service area

Pensacola, Florida, first. Your parent’s house is here; you can be anywhere. If the house is nearby but outside Pensacola, ask, and we’ll tell you plainly whether we can take it on.

Free Next-Step House Plan

Not ready to book? Start with a free plan.

In one 20 minute phone or video call with Kevin, we’ll help you organize what needs to happen first, what decisions your family needs to make, and which jobs still need doing. You’ll receive a one page plan you can use whether you hire us or handle the work another way.

The one page covers

  • The first three decisions your family needs to make.
  • The order of the work: destinations, packing what you keep, storage, shipping, donation and disposal, clearing, cleaning, agreed yard and repair tasks, then the handover.
  • A short task and owner checklist, including what the family keeps responsibility for.
  • What needs an onsite look or a specialist before anyone can give a firm scope or price.
  • One next step.

It’s not a home value, a quote, an onsite visit or a full inventory. One house per plan, for homes in the Pensacola area. Kevin will reply to set up a time. Please don’t send documents or private details here.

Questions families ask first

You stay in control.

Will something important get thrown out by mistake?
No. You guide every decision at the walkthrough, and anything unclear is held for your approval rather than assumed to be junk. Photos, personal papers and jewelry get their own plan.
Do I have to travel back?
Not for the walkthrough or the final check. Our team is at the house; you can join by FaceTime and review the finished work by photos or live video. We arrange access and authorization with you ahead of time.
Will the house actually be finished?
The agreed checklist gets finished and checked by our team in person, including closets, the garage and the shed when they’re in scope. If something on the list isn’t done, we correct it before the handoff.
My parent doesn’t want to let go of anything. Can this still work?
That’s common. The walkthrough goes at your family’s pace, and nothing is removed without approval. Items that aren’t decided yet are set aside, not discarded.
Who do I actually talk to?
One person: Kevin. He coordinates the crew, access, questions and completion checks, and sends updates at the frequency you choose. You won’t be passed between companies.
Do you help choose my parent’s next home or their care?
No. We don’t give care or medical advice, and selecting or securing your parent’s next home is outside this service. We focus on the house they’re leaving behind.
What does “ready to list” mean?
That the agreed house-preparation checklist is complete and checked. It isn’t a brokerage service, a code certification, or a guarantee that the house lists or sells by any date. We coordinate the prep with the realtor you choose.
What isn’t included?
Carrier shipping charges and storage rent are paid by the family, and you choose the storage facility. Hauling volume, repair scope, transport distance and any special handling are agreed after the walkthrough. Estate sales and vehicle handling aren’t part of this package.
What does it cost, and how do I pay?
We go over the price and the payment schedule with you on the call, and everything is confirmed in a written agreement before any work starts.
Can you take the house this month?
Call or text and ask. We take one house-preparation client per week, and we’ll tell you honestly which weeks are open.

A simple place to start

Let’s talk about the house.

Call or text and tell us where the house is and what’s going on. We’ll say plainly whether we can help and what the next step looks like.
